1. Checkmate is not a Real Estate Agency
- Nature of Services
Checkmate is not a real estate agency. We provide two services:- Check For You (CFY): In this service, we offer listings of property managed by real estate agencies and assist with the provisional deposit process.
- Check With You (CWY): In this service, a Checkmate manager accompanies clients to visit and inspect properties with the real estate agent.
- Limitation of Liability
Checkmate holds NO legal responsibility for drafting real estate contracts, negotiating brokerage fees, or addressing any issues that arise after the contract is signed.
All legal responsibilities related to the property contract rest between the client and the respective real estate agency or property owner.
2. Service Restrictions
Checkmate acts solely as an intermediary to facilitate the provision of information and payments.
We are not responsible for any agreements or contracts entered into between the user and third-party property owners or agents.
3. Provisional Deposit Policy
The provisional deposit is non-refundable.
Even if you decide not to proceed with the property after making the payment, you will not be entitled to a refund.
4. Agency Fee
The agency fee does not belong to Checkmate but is paid to the real estate agency managing the property.
The fee may vary depending on the building type and the amount of deposit and rent agreed upon.
5. Completion of Service
Once the service is completed, we will not provide an additional list of housing options, even if you are dissatisfied with the property you contract.
6. Responsibility of Real Estate Agents
While a real estate agent may assist with your housing search, they are not responsible for handling daily life difficulties or complaints regarding housing conditions.
7. Availability of Properties
Properties are subject to availability and may be taken by local residents or other clients while you are deciding, as housing options are not exclusive to Checkmate.
8. Provisional Deposit Delays
Your desired property may be taken by others even after you have sent the provisional deposit due to delays in international transfers.
In such cases, the full amount of the provisional deposit will be refunded. Checkmate will safely hold the provisional deposit and will either remit it upon successful contract execution or cover the transfer fees in the case of a refund.
9. User Responsibilities
Users are responsible for ensuring the accuracy of the information they provide and for complying with all applicable laws in connection with the use of our services.
We are not responsible for any post-contractual agreements between the user and third-party property owners or agents.
10. Limitation of Liability
We are not liable for any indirect, incidental, or consequential damages arising from the use of our services, including but not limited to the actions of third-party property owners or agents.
11. Amendments
We reserve the right to modify these Terms at any time. Changes will be posted on our website, and continued use of our services after any changes constitutes acceptance of the revised Terms.

※ Service date is the date our managers go out to check accommodation for you.
We will inform you of the service date beforehand.

- For example, if no contract is signed on the day of inspection for the CWY Premium Plan, there will be no refund for not attending the contract signing.
